A 1990s city buying its second set of windows

Weston grew fast and all at once. It began as Indian Trace, a master-planned community developed mostly by Arvida/JMB, and the first Arvida homes were finished in 1984 in Country Isles and Windmill Ranch. The city incorporated on September 3, 1996, and Bonaventure voted to join on April 1, 1997.

Census data shows how concentrated that building boom was. About half of Weston's 23,227 homes were built from 1990 to 1999. The median year built is 1995. Only about 2% of homes date from 2010 or later.

That matters for price. Most Weston homes are now about 30 years old, built well before the current Florida Building Code edition, which took effect December 31, 2023. Many owners are replacing original windows for the first time, so a quote usually covers the whole house, not one or two openings.

What the code adds to a Weston window

Weston is inland. The Everglades form its northern and western edges, and it has no ocean or Intracoastal frontage. That does not lower the product standard. Broward and Miami-Dade make up the code's High-Velocity Hurricane Zone (HVHZ), and Weston is inside it.

    • Design wind speed: the code sets 170 mph (3-second gust) for typical Broward homes, Risk Category II. The same county value applies in Weston.
    • Impact glass: glazing must pass the large-missile test (TAS 201/203) or be covered by approved shutters.
    • Approval: each window and door needs a Miami-Dade NOA, or a Florida Product Approval listed as approved for use in the HVHZ. Not every Florida approval qualifies.
    • Exposure: Broward guidance generally puts areas east of the Intracoastal in wind Exposure D. Weston is far west of that band, so the county's voluntary wind load chart can be used for most single-family homes.

How to read the price tables

The tables below come from the WSM factory-pricing snapshot checked on October 20, 2026. Each row is labeled Verified. Prices are product-only visitor prices for ESW and Mr. Glass, in white frames with laminated impact glass.

They do not include sales tax, installation, permit fees or delivery. A written quote confirms your final price.

Four Weston homes, priced from the same tables

Weston's housing is mostly single-family. About 63% of homes are detached houses and about 13% are townhouses or attached units. About 19% are in buildings with five or more units, including 1,514 units in buildings of 50 or more. The four scenarios below follow that mix.

Each scenario adds up real table rows, so the totals shown are product-only. Your own opening sizes will differ. Measure each rough opening and compare it to the closest row before you ask for a quote.

What moves a Weston quote up or down

    • Door count. A sliding glass door costs several times more than a bedroom window in the tables. Two patio doors can change a total more than six windows.
    • Size class. Moving from a 36x48 to a 36x60 single hung is a clear step up. Large picture windows over a family room add up fast.
    • Brand by type. Mr. Glass is lower on rollers and large fixed units in the snapshot. ESW is lower on single hung windows and the narrow sliding door. Mixing brands by type is allowed if your association permits it.
    • Glass. On fixed windows and sliding doors the two brands use different laminated glass build-ups, so compare like for like before you pick on price.
    • Color, tint and Low-E. The tables are white frames with clear glass. Bronze or black frames, gray tint or Low-E change the price.
    • Association spec. Many Weston homes sit in gated pods managed by a maintenance association. If your association sets a frame color or style, that spec decides which rows apply.

Paperwork that can change your total

Broward's Board of Rules and Appeals Formal Interpretation #24 sets how a retrofit permit shows the wind pressure for each opening. It covers detached homes, duplexes and townhouses with a roof height under 30 feet.

Which option your project uses affects cost. Option (c) relies on the free county chart and usually needs no engineer. Options (a) and (b) involve a sealed plan or a sealed pressure chart, which is a separate fee.

    1. Option (a). A signed and sealed site-specific plan showing each opening.
    2. Option (b). An unsealed site plan plus a sealed worst-case pressure chart.
    3. Option (c). An unsealed site plan using the Broward County Fenestration Voluntary Wind Load Chart, based on ASCE 7-22. Weston lists this chart, and the county's Uniform Retrofit Window and Door Schedule, on its Forms for Download page.
    4. 30 feet or taller. Buildings 30 feet or taller need a signed and sealed design by a Florida P.E. or architect for every opening. Generic charts are not accepted, which matters for Weston's mid-rise condos.

    What the tables leave out

Budget for these items on top of the product prices. None of them appear in the Verified tables.

    • Florida sales tax on the product.
    • Removal of old windows, installation, bucks, sealant and stucco or drywall touch-up.
    • City of Weston permit fees, and any engineering if your project cannot use the county chart.
    • A recorded Notice of Commencement, which Weston's checklist requires once permitted work passes the dollar value it lists.
    • Delivery to your home. Gated pod communities may also need gate access arranged for the delivery truck.
    • Custom sizes, shapes, colors and glass. Factory orders typically take 4–8 weeks.

From a price to a Weston permit

Weston classifies window and door replacement as a Quick Permit. Applications and inspection requests go through the city's ePermit portal on Accela (aca-prod.accela.com/weston). You create an e-Permits account first. The city offers free weekly virtual training on the portal; sign up by emailing [email protected].

The Quick Permit checklist starts with the Broward County Uniform Building Permit Application. Weston Building Code Services is at 17250 Royal Palm Boulevard, phone 954-385-0500, open 7:30 a.m. to 4:30 p.m. on weekdays. The city cites a 3 to 5 business day review cycle for complete submittals.

Condos, flood maps and storm history

Condo buildings three or more stories tall fall under Florida's milestone inspection law at 30 years from certificate of occupancy, or 25 years if within 3 miles of the coast, then every 10 years. Broward's own building safety inspection program has a similar 30-year cycle. Buildings from Weston's 1990s boom are now reaching that age, and association rules usually control which windows a unit owner may install.

Weston's flood maps were updated in 2024. The city says some properties may no longer be in a flood zone. Check your lot on the city's FEMA Flood Zones page or the county map. Impact windows do not change your flood zone.

Hurricane Wilma crossed South Florida on October 24, 2005. Broward was in that day's federal disaster declaration, and the Fort Lauderdale airport recorded gusts up to 99 mph. Most Weston homes were already standing when it hit.

    Weston price questions

Why does my Weston home need HVHZ windows if Weston is not on the coast?

The High-Velocity Hurricane Zone is defined by county, not by distance from the ocean. All of Broward is HVHZ, so a Weston home next to the Everglades follows the same 170 mph design wind speed and impact rules as a beach home in the county.

Do Weston window replacements need a permit?

Yes. Weston treats window and door replacement as a Quick Permit. You apply through the city's ePermit portal on Accela, starting with the Broward County Uniform Building Permit Application. The city cites a 3 to 5 business day review for complete submittals.

Will I need an engineer for my Weston house?

Often not. For detached homes and townhouses under 30 feet in roof height, Broward's Formal Interpretation #24 allows an unsealed site plan using the county's voluntary wind load chart. Weston sits outside the coastal Exposure D band the chart does not cover. Buildings 30 feet or taller need a sealed design.

Are prices different for a Weston condo unit?

The product rows are the same, but the project costs more to document. Mid-rise condo buildings 30 feet or taller need a signed and sealed design for every opening, and your association's rules usually set frame color and style. Check those rules before you compare prices.

Which Weston homes cost the most to re-window?

Homes with more sliding doors and large picture windows cost the most, because those rows are the highest in the tables. Two-story 1990s homes with tall single hung windows and two patio doors usually land above a one-story pod home with one slider.

Do the prices on this page include installation in Weston?

No. Every Verified price is product-only, before tax, installation, permit fees and delivery. Removal of old windows, bucks, finish work and any engineering are extra. A written quote for your Weston address confirms the final price.
