What Impact Windows Cost in West Palm Beach, FL

Impact window cost in West Palm Beach depends on window type, size and count, and the tables below show Verified factory prices for ESW and Mr. Glass. West Palm Beach sits outside the HVHZ but in the wind-borne debris region, in the 170 mph map band, and historic districts often steer you toward single-hung windows.

West Palm Beach prices start with what kind of home you have

West Palm Beach is not a typical South Florida suburb. Only about 34% of its housing units are single-family detached houses. About 41% are in buildings with 10 or more units, and about 24% are in buildings of 50 or more units.

The city is also old. Henry Flagler platted it in 1893, and it was incorporated in 1894. About 10% of its homes were built in 1939 or earlier. The median home was built in 1988, and the 2000s alone added 14,753 units.

So a West Palm Beach quote can mean a 1920s bungalow in Grandview Heights, a condo on the Lake Worth Lagoon, or a 2000s townhome. Each one uses different window types. That is why the scenarios below are built around those homes, not one generic house.

Outside the HVHZ, but still in the wind-borne debris region

The Florida Building Code defines the High-Velocity Hurricane Zone (HVHZ) as Miami-Dade and Broward Counties only. West Palm Beach, in Palm Beach County, is outside it. HVHZ-only rules do not apply here.

That does not mean any window will do. On Palm Beach County's 8th Edition wind map for Risk Category II buildings, West Palm Beach lies in the band labeled "Use 170 mph." That is well above the 140 mph line that puts an area in the wind-borne debris region. In that region, glass openings need impact-rated products or approved shutters.

    • Your exact design wind speed comes from the county's parcel-level GIS wind speed tool, not from a citywide number.
    • Higher design pressures on a specific opening can change which product and glass a written quote uses.
    • The products in our tables are impact-rated units with laminated glass, which is the impact-window route rather than shutters.

What the price tables on this page show

The tables come from the same factory pricing engine as our online configurator. Prices were checked on October 20, 2026, and each one is labeled Verified.

They are product-only visitor prices, before sales tax, installation, permit fees and delivery. A written quote confirms your final price. PGT is quoted on request. Factory orders typically take 4–8 weeks.

Every unit priced is a white frame with clear laminated glass. Glass build-ups differ by type: the ESW fixed window and both brands' sliding doors use thicker laminated glass than the single-hung units. See the table below for the sizes in each type.

Each scenario below lists exact sizes and quantities. The page adds up the Verified prices for ESW and for Mr. Glass so you can compare both brands on the same home.

Your home will not match exactly. Use the scenario closest to yours as a starting point, then send your own measurements.

Historic districts change the window type, and the price

West Palm Beach has 18 locally designated historic districts and 46 individually designated historic sites, overseen by the Historic Preservation Board. In a historic district, any work to the outside of the building is reviewed.

City staff recommend repairing original wood windows first. If they are beyond repair, staff recommend replacing them in kind with aluminum impact products. Vinyl is generally not permitted for windows.

Style matters too. Horizontal sliders may suit some midcentury properties, but city guidance says they are not visually compatible with most pre-war houses, where single- or double-hung sash or casements fit better. That is why our bungalow scenario uses only single-hung units. Single hung and horizontal roller are priced differently per opening, so check both rows in the table below.

    • Replacing original windows or changing window material or style is reviewed by staff on the Certificate of Appropriateness (COA) matrix.
    • Changing openings on a main facade goes to the Historic Preservation Board, which adds time before you can order.
    • Every window replacement COA needs an existing and proposed window schedule plus product information such as manufacturer cut-sheets.
    • Questions go to the Planner on Call at (561) 822-1461 or [email protected].

What moves a West Palm Beach price up or down

    • Window type: a pre-war house that must stay single-hung prices differently from a midcentury house that can use horizontal rollers.
    • Size: larger openings cost more per unit. A 36x60 single hung costs more than a 36x36 in both brands.
    • Door count and width: sliding glass doors are the largest single items, and condo units with a wide balcony door feel it most.
    • Glass: thicker laminated glass on fixed units and doors raises the price. Design pressure from your parcel's wind speed can call for heavier glass.
    • Brand: ESW and Mr. Glass trade places by type. Compare both columns in the table below rather than assuming one is always lower.
    • Association or historic spec: a required color, frame or style can move you off the white, clear-glass units priced here.

What the product prices do not include

The Verified prices are for the window or door unit only. A finished West Palm Beach project usually has other line items, and a written quote lists them.

    • Sales tax, delivery and installation labor
    • City of West Palm Beach permit fees (the city's Permit Planner Portal gives rough fee estimates, but it is a planning guide, not an application)
    • Removal of old windows, stucco or trim repair, and buck or framing work
    • Engineering or wind-load documents, if your permit needs them
    • Historic COA preparation, condo association approvals, and recording a Notice of Commencement
    • Colors other than white, tinted or Low-E glass, and custom shapes

Turning a price into a West Palm Beach permit

Permits inside city limits go through the City of West Palm Beach Development Services Department, Building Division, at City Hall, 401 Clematis Street. Homes in unincorporated Palm Beach County use the county office instead.

    1. Check historic and condo rules first. If the home is in a historic district, get the COA before ordering. If it is a condo, get the association's window spec in writing.
    2. Apply through EPL. The city's system is EPL (Enterprise Permitting & Licensing), reached through the Civic Access portal. It handles applications, digital plan uploads, reviewer comments, invoices and the permit card.
    3. Record the Notice of Commencement. Florida Statutes s. 713.135 requires a recorded Notice of Commencement before the first inspection when the contract is above the statute's threshold. Questions go to [email protected].
    4. Schedule inspections. Use IVR or Civic Access with the permit's six-digit IVR number. Residential window jobs use code 2119 for Buck/Flashing and 2104 for Final.
    5. Document the result. After the final, a wind mitigation inspection (form OIR-B1-1802) can document your opening protection for insurers.

    Owners, landlords and condo buildings

West Palm Beach is split almost evenly: about 51% of households own and the rest rent. That matters for permits. Florida's owner-builder exemption covers only buildings the owner will occupy or use, not ones offered for sale or lease. A rental owner generally needs a contractor.

Condo owners face a second layer. Florida's milestone inspection law applies to condo and co-op buildings three or more habitable stories tall, starting the year a building turns 30 and every 10 years after. With so many units in large buildings, check what your association requires before you budget.

Why the 170 mph band is not theoretical here

The 1928 Okeechobee hurricane made landfall in Palm Beach County as a Category 4. A marker at Woodlawn Cemetery in West Palm Beach memorializes 69 victims.

In 2004, Hurricane Frances brought an 82 mph peak gust at Palm Beach International Airport. Three weeks later, Hurricane Jeanne produced an unofficial 125 mph gust in West Palm Beach, and the airport's weather station stopped reporting at the height of the storm.

Water is the other factor. The city faces the Lake Worth Lagoon, and it holds a Community Rating System Class 5 for flood insurance. Look up your flood zone through the city's Forerunner map or by calling 561-805-6705. Impact windows do not change your flood zone.

    West Palm Beach price questions

Is West Palm Beach in the High-Velocity Hurricane Zone?

No. The Florida Building Code limits the HVHZ to Miami-Dade and Broward Counties. West Palm Beach is in the wind-borne debris region instead, in the 170 mph band of Palm Beach County's Risk Category II map. Glass openings still need impact-rated products or approved shutters, so the impact units in our tables are the type you would be pricing.

Can I use horizontal sliding windows on a historic West Palm Beach house?

Sometimes. City guidance says horizontal sliders may suit some midcentury properties but are not visually compatible with most pre-war houses, where single- or double-hung sash or casements fit better. Staff review window style changes through a Certificate of Appropriateness. Check the single-hung rows in the table below if your house predates the war.

Are vinyl impact windows allowed in West Palm Beach historic districts?

Generally no. For historic properties, city staff recommend repairing original wood windows and, if they are beyond repair, replacing them in kind with aluminum impact products. Vinyl is generally not permitted for windows. Your COA application needs an existing and proposed window schedule plus manufacturer cut-sheets for the product you choose.

Where do I apply for a window permit in West Palm Beach?

Inside city limits, apply with the City of West Palm Beach Building Division at 401 Clematis Street, using the EPL system through the Civic Access portal. The main phone is (561) 805-6700. The Palm Beach County Building Division serves unincorporated areas, not the city. Permit fees are not part of our product prices.

Which inspections will a West Palm Beach window job get?

The city's residential inspection codes include 2119 for Buck/Flashing and 2104 for Final. You schedule them by IVR or through Civic Access with the permit's six-digit IVR number. Palm Beach County's amendments also list window buck attachment and rough-opening tolerances among items checked at framing inspection.

How do I price impact windows for a West Palm Beach condo?

Start with the condo scenario on this page: wide horizontal rollers plus one large balcony sliding door. Then get your association's window spec in writing, since a required color or frame can change the product. Buildings three or more stories also fall under Florida's milestone inspection law, so ask the association about timing.
