In Pompano Beach, the first price question is how tall your building is
Most Pompano Beach homes are not houses. Census data shows about 41% of the city's 61,070 housing units sit in buildings with 20 or more units, and about 30% are in buildings with 50 or more. Only about 29% are single-family detached homes.
That matters for price. Under Broward County's retrofit rule (BORA Formal Interpretation #24) and the city's own checklist, a building with a mean roof height over 30 feet needs wind loads signed and sealed by a Florida engineer or architect. Generic wind charts are not accepted above 30 feet.
So a condo owner in a beach tower and a homeowner in a one-story house inland can order the same window and still get different project totals. The product price in our tables is the same. The paperwork behind it is not.
Pompano Beach housing is mostly from the 1960s and 1970s
The median Pompano Beach home was built in 1974. About 82% of housing units were built before 1990, and about 87% before 2000. The 1970s alone account for about 30% of all units, and the 1960s about 22%.
Those homes were built long before today's Florida Building Code. Many still have original openings in sizes that do not match current stock sizes, so odd sizes are quoted separately from the tables.
About 55% of occupied homes are owner-occupied and 45% are rented. If you own a rental, note that owner/builder permits in Pompano Beach are only for a home for the owner's own use, and never for condo work. The scenarios below are built around these real housing types.

Four Pompano Beach projects, priced from the tables
Each scenario adds up real table sizes for a type of home that is common in Pompano Beach. The page totals each one for both brands. Use them to compare options, not as a quote.
If your building is over 30 feet tall, add engineer-sealed wind loads to the condo scenario. If you live in a condo or HOA, the association approval letter has to come first.
The wind rules every Pompano Beach window is priced against
Broward County is part of the Florida Building Code's High-Velocity Hurricane Zone (HVHZ), together with Miami-Dade. These are the strictest wind rules in the state code. The current code is the 8th Edition (2023), in effect since December 31, 2023.
On the ASCE 7-22 wind map used by that code, Pompano Beach sits between the 160 mph and 170 mph lines. The 170 mph line runs just offshore. Design wind speed is in the high 160s and rises toward the ocean. The exact value is set for each site.
Every window and door needs a current Miami-Dade Notice of Acceptance (NOA) or Florida Product Approval. For houses and townhomes under 30 feet, BORA FI #24 allows three ways to set design pressure: a sealed site-specific plan, an unsealed plan with a sealed worst-case chart, or an unsealed plan using the Broward County Fenestration Voluntary Wind Load Chart.
That chart, now based on ASCE 7-22, gives pressures by roof height, wall zone and window area. Zone 5 is near the corners of a wall and carries higher pressures than zone 4, the field of the wall. A window near a corner may need a higher-rated product, which can change the price.
Why Pompano Beach owners take the ratings seriously
During Hurricane Wilma on October 24, 2005, the National Weather Service recorded Pompano Beach at 83 mph sustained wind with a 98 mph gust. It said structural damage was heaviest in Broward and Palm Beach counties.
During Hurricane Irma in 2017, the Pompano Beach station recorded an 88 mph gust before its wind sensor failed, and Broward saw 38,836 insurance claims. Both storms stayed well under the design wind speed new windows here are rated for.
East of A1A, along the canals and the Intracoastal
The city treats properties east of State Road A1A as a coastal zone with greater risk from waves and storm surge. It says over 32% of buildings sit in a FEMA Special Flood Hazard Area, and its flood form lists zones AE, AH, VE and X.
Impact windows are rated for wind, not flood water. But beachfront and waterfront sites can face higher wind exposure. The older Broward wind chart was marked not for use in coastal Exposure D areas. Ask whether your site needs site-specific numbers before you order.
What moves the price up or down in Pompano Beach
- Building height: over 30 feet means engineer-sealed wind loads, which is common in Pompano Beach's mid- and high-rise condos.
- Wall zone: openings in zone 5, near wall corners, need higher design pressures than zone 4.
- Size and type: rollers and fixed windows cost more as they grow, and sliding doors are the largest single line item.
- Door count: one more slider moves a total more than several small windows.
- Glass: the tables price clear laminated glass. Tint, Low-E or thicker glass changes the price.
- Association spec: a condo or HOA can require one color, frame or style for the whole building.
- Buck or fastener changes: a Florida engineer can modify the buck or fasteners in an NOA with a sealed letter, which adds design work.
- Mullions: openings joined side by side may need mullion tubes listed on the retrofit schedule.
What the tables do not include
- Sales tax, delivery and installation labor.
- City of Pompano Beach permit fees. The city publishes a fee schedule and an online Permit Fee Estimator.
- Engineering: sealed wind loads, sealed pressure charts or buck modification letters.
- A recorded Notice of Commencement, which the city requires once the contract price passes its threshold.
- Scanning fees if paper plans are dropped off at the counter.
- Removal of old windows, stucco and drywall repair, and new shutters.
- Custom sizes, colors, shapes and glass options not shown in the tables.
From price to closed permit in Pompano Beach
Installing or replacing any window or door in Pompano Beach needs a building permit, issued by the Building Inspections Division on the 3rd floor of City Hall, 100 West Atlantic Blvd. Here is the path once you have a price.
- Measure every opening. Record the width, height and location of each window and door. Note which ones sit near a wall corner (zone 5) and the mean roof height.
- Get association approval. Condos and HOAs must give an approval letter for the scope of work. The city requires it with the permit application.
- Pick products with approvals. Choose products with a current NOA or Florida Product Approval, and circle or cloud the parts that apply on each document.
- Fill out the retrofit schedule. Complete the Broward County Uniform Retrofit Window & Door Schedule: opening ID, approval number, rated and required pressures, size, zone, mullions and shutters.
- Apply in two systems. Create the application and pay fees in Click2Gov, then upload PDF plans and answer comments in ePlan on Avolve. They use separate logins.
- Wait for issuance. The city reviews trades at the same time and issues the permit electronically after fees are paid. No work can start before then.
- Pass two inspections. Schedule BLDG ATTACHMENT, then BLDG FINAL STRUCTURAL, online. Keep the approved plans and permit card on site.
- Document it for insurance. After the final, a wind mitigation inspection (form OIR-B1-1802) can document your opening protection for insurers.
Pompano Beach condo buildings and inspection programs
Florida law requires milestone inspections of condo buildings three or more stories tall by the end of the year they turn 30, then every 10 years. The local building official can move that to 25 years near salt water.
Pompano Beach also enforces Broward's Building Safety Inspection Program for buildings 25 years or older. Owners get a notice by certified mail and have 180 days to file an engineer's report, then 180 days to finish repairs. Ask your board about window specs before you order.

Pompano Beach price questions
Do Pompano Beach condo owners pay more for impact windows?
The product price in our tables is the same. But a condo building with a mean roof height over 30 feet needs wind loads signed and sealed by a Florida engineer or architect, and generic charts are not accepted. That design work, plus the association approval letter the city requires, can add cost beyond the windows.
Can I pull my own window permit for a Pompano Beach condo?
No. Pompano Beach allows owner/builder permits under F.S. 489.103 only for a home for your own use, not for work in condominiums. For a house, you must appear in person, sign and supervise the work yourself. Selling or leasing within one year suggests it was built for sale or lease.
Which online portal do I use for a Pompano Beach window permit?
Two. Click2Gov creates the permit application number and takes payment. ePlan on Avolve is where you upload PDF plans, answer review comments and download the approved plans and permit card. Each uses its own login. Paper plans dropped off at City Hall are scanned, and scanning fees apply.
What design wind speed applies to my Pompano Beach home?
On the ASCE 7-22 map used by the 2023 Florida Building Code, Pompano Beach falls between the 160 and 170 mph lines, with the 170 mph line just offshore. Design speed is in the high 160s and higher near the ocean. The exact value is set for your site by an engineer or the building department.
Does a home east of A1A in Pompano Beach need different windows?
The city treats properties east of State Road A1A as a coastal zone with more risk from waves and storm surge. Windows are rated for wind, not flood water. But exposure and design pressures can be higher on the coast, so ask whether your site needs site-specific wind loads before you order.
What inspections does a Pompano Beach window permit need?
Two building inspections: BLDG ATTACHMENT and BLDG FINAL STRUCTURAL. A Fire Department final is added only where a fire permit applies. You can schedule and track inspections online. The approved plans and permit card must be on site for each inspection.
