Impact Window Prices in Plantation: Verified Tables for 1980s Homes, Townhomes and Plantation Acres
Impact window prices in Plantation depend on window type, size, glass and how many doors you replace. Plantation is in Broward's High-Velocity Hurricane Zone, so every unit needs an HVHZ-valid approval for a 170 mph design wind speed. The tables below show verified, product-only ESW and Mr. Glass prices, plus scenarios for Plantation homes.

Plantation is a 1980s city, and that shapes the quote
Census data puts the median year built for Plantation's 42,120 housing units at 1984. The 1980s were the city's biggest building decade, with 11,625 units, followed by the 1970s and 1990s.
About 65% of homes here were built before 1990 and about 86% before 2000. Only about 14% went up in 2000 or later, after the statewide Florida Building Code took effect in 2002. Most windows you will replace were installed under older rules.
The mix of homes is wide. About 48% of units are single-family detached houses and about 8% are townhomes. About 32% sit in buildings with 10 or more units. About 67% of households own their home.
The city was planned that way. Plantation was incorporated in 1953 with a master plan that set minimum lot sizes. On the west side, Plantation Acres (ZIP 33323) still has many lots around one acre. Bigger lots usually mean bigger openings, and opening size moves the price more than anything else.
Inland, but still the strictest wind zone in Florida
Plantation has no ocean or Intracoastal frontage. It sits west of Fort Lauderdale, between Sunrise and Davie. Some owners assume that allows a lighter, cheaper window. It does not.
All of Broward County is in the High-Velocity Hurricane Zone (HVHZ), one of only two Florida counties with that label. The code sets the design wind speed for typical Broward homes at 170 mph (3-second gust), on a lake lot in Plantation the same as on the beach.
What inland changes is salt exposure, which is lower here than in beachfront cities. Your price is driven by size, type, glass and door count.
- Each window and door needs a Miami-Dade NOA, or a Florida Product Approval whose Limits of Use say it is approved for the HVHZ. Not every Florida approval is; check the record on floridabuilding.org.
- HVHZ products pass large-missile impact (TAS 201), static pressure (TAS 202) and cyclic loading (TAS 203) tests.
What the price tables below show
Our tables come from the factory pricing engine behind the online configurator. Prices were checked on October 20, 2026, and each one is labeled Verified.
They are product-only visitor prices, before sales tax, installation, permit fees and delivery. A written quote confirms your final price. PGT is quoted on request. Factory orders typically take 4–8 weeks.
Every unit priced is a white frame with clear laminated glass. See the table below for the exact sizes in each type.

Four Plantation homes, priced line by line
Each scenario below is built from the verified tables and totals itself. They follow the housing Census data shows in Plantation: a 1980s house, a large Plantation Acres home, a townhome and a condo unit. Change the counts to match your home.
Older homes often have openings that do not match a listed size. That is common in pre-1990 construction, and those units are priced in a written quote.
What moves your Plantation price up or down
- Opening size. A 72x48 roller costs much more than a 48x36 one. Large Plantation Acres openings push the total faster than adding small windows.
- Door count and width. A 120-inch sliding door is often the biggest single line.
- Glass by type. ESW fixed windows and sliding doors use thicker 3/16-inch lites; Mr. Glass sliding doors use 1/4-inch lites. The brand gap flips by type, so compare both columns.
- Window style. Single hung units are usually the lowest-cost way to fill a bedroom opening. A fixed unit cannot be a bedroom's only window, because it does not open.
- HOA spec. Some communities set their own exterior rules; Plantation Lakes, for example, publishes ARC Design Guidelines. A required frame color or layout can rule out the lowest-priced option.
- No cheaper code tier. All of Broward is HVHZ, so every unit in our tables is an HVHZ product.
What the product prices do not include
These costs are real on a Plantation project, but they sit outside every product price on this page:
- Installation, removal of old windows and any stucco or drywall patching.
- Florida sales tax and delivery.
- City of Plantation permit fees and any engineering for large or custom openings.
- Recording a Notice of Commencement, required before the first inspection when the contract is above the threshold in s. 713.135. That threshold rose in 2023; the city's 2019 checklist still shows the old figure.
- A wind mitigation inspection (form OIR-B1-1802), which can document opening protection for your insurer.
- Condo building costs tied to a milestone or recertification inspection.
Turning a Plantation price into a permit
Plantation issues its own permits through the City of Plantation Department of Building Safety, not the county. Your product list feeds straight into the permit.
- Measure every opening. Record width, height and location for each window and door. Mark bedrooms, which need an operable unit.
- Match each unit to an approval. Keep the NOA or HVHZ Florida approval number for every product and mullion. The city checklist calls for a Broward County Product Approval submittal if a product has none.
- Fill in the Broward retrofit schedule. Every Broward window and door retrofit permit must include the Uniform Retrofit Window & Door Schedule (BORA Policy 20-01), listing each opening's approval, pressure ratings, size and mullions.
- Get HOA or association sign-off. If your community has an architectural review board or condo rules, get written approval of the spec first.
- Apply through Citizen Access. Permits, inspections and status checks run through the city's Citizen Access portal. Only registered contractors or accounts activated by Building Safety can submit; registration needs a notarized Web User Declaration and takes about 1-2 business days.
- Same Day Permit Services. Window/door permits for existing single-family homes can be submitted on Wednesdays between 6 and 9 a.m., up to 5 per applicant, if standalone and complete per the city's Window/Door Checklist.
- Inspect, close and document. Schedule inspections through Citizen Access or 954-678-2632. After the permit closes, a wind mitigation inspection (OIR-B1-1802) can document the new protection.
Condos, townhomes and owner-builder permits
About a third of Plantation's housing is in larger buildings. Florida's milestone law requires condo buildings three or more stories tall to be inspected by the end of the year they turn 30, then every 10 years. Broward's own safety program also starts at 30 years. Ask your board for its window spec before you price anything.
Fee-simple townhouses are exempt from Broward's safety inspection program, but many sit in HOA communities with exterior rules.
Plantation allows owner-builder permits only for a primary residence or homestead, never for condos, and the owner must supervise the work on site.
Storms, flooding and what windows do not change
Hurricane Wilma in October 2005 was called the most damaging storm for the Fort Lauderdale area since 1950, and Plantation residents reported trees and fences down.
Flood risk is a separate question. About 10% of Plantation's land is in a FEMA flood zone, and heavy rain is the main risk. Broward's updated flood maps took effect July 31, 2024. City Engineering (954-797-2282) can issue a flood zone determination letter.

Plantation price questions
Plantation is inland. Can I buy a non-HVHZ window to save money?
No. All of Broward County is in the High-Velocity Hurricane Zone, and the code sets 170 mph as the design wind speed for typical Broward homes. Being inland lowers salt exposure, not the wind rule. Each unit needs a Miami-Dade NOA or a Florida approval listed for HVHZ use, so every product in our tables is HVHZ-rated.
Why do so many Plantation homes need new windows now?
Census data puts the median year built in Plantation at 1984, and about 65% of homes predate 1990. Only about 14% were built in 2000 or later, after the statewide Florida Building Code began in 2002. Many original windows are now decades old and were installed under older rules.
Do Plantation Acres homes cost more to do?
Usually, because of size, not location. Plantation Acres in ZIP 33323 has many lots around one acre, and larger homes tend to have wide rollers, big picture windows and more than one sliding door. Those are the priciest lines in the tables. Compare the large-lot scenario above with the 1980s house scenario.
Can I get a same-day window permit in Plantation?
Possibly, for an existing single-family home. Plantation's Same Day Permit Services cover window/door and shutter permits. Packages are submitted through Citizen Access on Wednesdays between 6 and 9 a.m., up to 5 per applicant, and must be standalone and complete per the city's Window/Door Checklist. Condos and multifamily projects do not qualify.
Can I pull my own window permit as an owner-builder in Plantation?
Only for your primary residence or homestead, not a condo. Plantation requires proof of ownership, a meeting with the division chief for each trade, and that you supervise the work on site yourself. Hiring unlicensed workers can make you liable for their injuries.
Does my Plantation condo building affect what I can buy?
Yes. Your association may set a required frame color, glass or style. Buildings three or more stories tall also face Florida's milestone inspection at 30 years, then every 10 years, and Broward runs its own 30-year safety program. Ask the board for its window spec before comparing prices.
