Most Coral Springs homes were built before today's window code

Coral Springs was chartered in 1963 as a master-planned city, and most of it went up in a few fast decades. Census data counts 47,327 housing units with a median year built of 1988.

The 1980s were the biggest building decade, with about 32% of all units. The 1970s added about 20% and the 1990s about 21%. Only about 2% of units were built in 2010 or later.

That timing matters for price. Broward adopted the stricter South Florida Building Code in 1994, after Hurricane Andrew, and the first statewide Florida Building Code came in 2002. About 79% of Coral Springs units were built before 2000. So most Coral Springs homes were built to older rules than the ones a new window must meet today.

The city has also felt what a direct hit does. Hurricane Wilma's eye passed right over Coral Springs in October 2005, and AP coverage reported many roofs severely damaged here. After the 2004-2005 storms, the city estimated it lost about one third of its tree canopy.

One wind speed for the whole city, but not one pressure for every window

Coral Springs sits about 20 miles northwest of Fort Lauderdale, with the Everglades to the west. Inland does not mean a lighter rule. The 2023 Florida Building Code puts all of Broward County in the High Velocity Hurricane Zone (HVHZ), and it sets one countywide design wind speed. For a typical home (Risk Category II), that is 170 mph.

What changes from window to window is design pressure. Broward's retrofit rule, BORA Formal Interpretation #24, asks for a required pressure for each opening. Many homes under 30 feet use the Broward County Fenestration Voluntary Wind Load Chart.

That chart shows why corner windows can cost more. For a 10 square foot window on a home with a 15-foot mean roof height, the wall-interior zone (Zone 4) needs -41.4 psf, but the corner or end zone (Zone 5) needs -51.0 psf. At a 30-foot roof height, the same window needs -47.6 and -58.8 psf. A larger opening, or one near a corner, may need a product with a higher approved rating.

    • Every product must pass the HVHZ large-missile test: a 9-pound 2x4 striking at 50 feet per second, then cyclic pressure loading.
    • Each unit needs a product approval (NOA or Florida Product Approval) whose pressure rating meets the required pressure for its opening.
    • Homes or buildings taller than 30 feet need a sealed site-specific design. The generic chart is not accepted above 30 feet.

Whole-home price scenarios for Coral Springs

About 53% of Coral Springs units are single-family detached homes, 9% are townhouses, and about 27% are in buildings with five or more units. The scenarios below follow that mix and the city's building decades.

Each one is priced line by line from the verified tables. Change the counts to match your home. If an opening is a size we have not listed, it is priced in a written quote.

What changes the price on a Coral Springs quote

    • Window type. On the sizes in our tables, ESW single hungs come in below Mr. Glass, while Mr. Glass horizontal rollers and fixed windows come in below ESW. Compare both columns for each type you need.
    • Sliding door width. The smallest door in the table favors ESW, and the two wider doors favor Mr. Glass. The glass build is different on each brand, so price the width you really have.
    • Wall zone and size. Corner openings (Zone 5) and larger windows carry higher required pressures, which can narrow the product choices for that opening.
    • Mullions. The county retrofit schedule asks whether new mullion tubes are required. Stacked or side-by-side units add mullion cost.
    • Changed openings. Making an opening bigger or smaller needs a signed and sealed engineer or architect detail. Changing the buck or fasteners from the product's approval also needs a sealed letter or drawing.
    • HOA spec. Communities such as Eagle Trace, the gated Fairways at Eagle Trace and Turtle Run run their own associations. A required frame color or style can change which products fit.
    • Story count. A two-story home or condo near 30 feet uses the higher-pressure rows of the wind chart.

Costs that are not in the table prices

Plan for these on top of any product price on this page:

    • Installation, removal of old units and stucco or drywall patching.
    • Florida sales tax and delivery.
    • City of Coral Springs permit fees. The Building Department publishes its user fee schedule on its website.
    • Engineering: a sealed detail for altered openings, or a sealed site-specific design for buildings over 30 feet.
    • Recording a Notice of Commencement. Florida law (s. 713.135) requires a recorded copy before the first inspection when the direct contract is above the state threshold.
    • A wind mitigation inspection (form OIR-B1-1802), which can document your opening protection for your insurer.

Make your quote match the Coral Springs permit packet

Coral Springs has its own Retrofit of Windows & Doors submittal packet, Form 015.1 (rev. 2/20/2025). A quote built in the same order saves time later. Here is the path from price to closed permit.

    1. Label every opening. Draw a floor-plan sketch in ink and give each opening a letter or number. Stacked glass in one opening is labeled bottom to top (A, A1, A2).
    2. Size and zone each opening. Record width, height, area and wall zone (4 interior or 5 corner/end). Note any existing shutters and whether the unit is impact glass.
    3. Match products to approvals. Highlight the opening sizes and pressures on each NOA or Product Approval, and write the opening ID at each column.
    4. Fill the county schedule. The Broward County Uniform Retrofit Window & Door Schedule lists each opening's approval number, rated pressure, required pressure and size. Add the Broward County Uniform Building Permit Application.
    5. Submit through eTRAKiT. The city's portal is etrakit.coralsprings.gov. Digitally signed and sealed documents must be uploaded there. Paper submittals need two sets. Owner-builders also file the Owner/Builder Affidavit Packet (Form 029.0).
    6. Schedule inspections online. Since February 1, 2025, inspections are booked only in eTRAKiT, not by phone. Structural inspections get two-hour windows. Cancel by 8 a.m. on inspection day at 954-344-1025 to avoid a re-inspection fee.

Townhouses, condos and rentals in Coral Springs

BORA FI #24 covers detached one- and two-family homes and townhouses with a common roof height under 30 feet. Taller buildings follow the sealed-design path, so get the engineering into the quote early.

About 11% of Coral Springs units sit in buildings with 20 or more units. Under Broward's Building Safety Inspection Program, those condo buildings are inspected 25 years after the certificate of occupancy and every 10 years after, and required repairs are generally due within 180 days. Fee simple townhouses are exempt. If your building is near that age, ask the board for its window spec before you price.

About 37.5% of occupied homes are rented. Landlords pricing several identical units can use one scenario and multiply the counts.

Flood information and ordering for a Coral Springs address

Impact windows do not change your flood zone. Coral Springs takes part in FEMA's Community Rating System, and its Engineering Department (954-345-2160) gives property-specific flood map details through a Flood Information Request Form.

Factory orders typically take 4–8 weeks; in-stock units can be faster. Send your labeled opening list and photos, or call (754) 303-7130, and we will return a written quote with the approval documents for each product.

    Coral Springs price questions

Coral Springs is inland. Do I still need HVHZ impact windows?

Yes. The 2023 Florida Building Code places all of Broward County in the High Velocity Hurricane Zone, so the rules apply across Coral Springs no matter how far you are from the coast. A typical home is designed to 170 mph, and each product must pass the HVHZ large-missile test.

Why does my Coral Springs quote list a wall zone for each window?

The Broward retrofit schedule asks whether each opening is in Zone 4 (wall interior) or Zone 5 (corner or end). Zone 5 needs a higher negative pressure. On the county chart, a 10 square foot window at a 15-foot roof height needs -41.4 psf in Zone 4 and -51.0 psf in Zone 5.

Do I need a permit to replace windows in Coral Springs?

The city's storm-recovery permitting guide lists window and door replacement as permitted work, while replacing glass in existing approved frames with no frame damage does not need a permit. Window replacements use the city's Form 015.1 retrofit packet, submitted through eTRAKiT or in person at City Hall, 9500 West Sample Road.

My home was built in the 1980s. What should I expect to price?

The 1980s were Coral Springs' biggest building decade, and those homes predate the 1994 South Florida Building Code. Start with the 1980s single-family scenario on this page, which prices a typical mix of single hungs, a picture window and a patio door, then adjust the counts to your floor plan.

How do I book my window inspection in Coral Springs?

Since February 1, 2025, the Building Department schedules inspections only online through eTRAKiT, and you need a Public Account to do it. Structural inspections get a two-hour window. If you must cancel, call 954-344-1025 by 8 a.m. that day, or a re-inspection fee may apply.

Does my Coral Springs condo building affect what I can buy?

It can. Broward condo buildings are inspected 25 years after their certificate of occupancy and every 10 years after that, and buildings over 30 feet need a sealed site-specific design for retrofit windows. Get your association's window spec first, then price matching units from the tables.
