Impact window prices in Boca Raton depend mostly on size, type and how many sliding doors you have. The tables below show verified, product-only factory prices for ESW and Mr. Glass. Why Boca Raton pricing starts from a different place than Broward

Boca Raton sits right on the Broward County line, but the Florida Building Code puts only Broward and Miami-Dade inside the High-Velocity Hurricane Zone (HVHZ). Boca Raton is in Palm Beach County, so it is outside the HVHZ.

That matters for price. The city's own window, door and shutter affidavit accepts either a Florida Product Approval or a Miami-Dade Notice of Acceptance (NOA). You are not limited to NOA-only products, so more product lines and price points can qualify for the same opening.

What does not get easier is the wind load. A City of Boca Raton memo dated January 1, 2018, sets the wind velocity for single-family homes at 170 mph, with buildings treated as Exposure C unless Exposure D applies. Every unit you price still has to carry an approval rated for your opening size and that load. The city follows the Florida Building Code, 8th Edition (2023), which took effect statewide on December 31, 2023.

Verified impact window and door prices for Boca Raton projects

See the tables below for single hung, horizontal roller, fixed picture windows and sliding glass doors. Each row shows one standard size with an ESW price and a Mr. Glass price side by side. Every price is labeled Verified because it comes from our factory pricing snapshot.

All prices are product only, in white frames with clear laminated glass. They are before sales tax, installation, permit and delivery. A written quote confirms your final price after we check exact sizes and options.

Single hung and roller rows use the same glass build for both brands. Fixed windows and sliding doors do not, so check the glass line before comparing those rows.

Whole-home scenarios built on Boca Raton's real housing stock

Boca Raton's homes are older than many people think. Census data puts the median year built at 1983. About 70% of the city's 48,859 housing units were built before 1990, and the 1970s and 1980s alone account for about 53% of all homes.

The city is also split between houses and towers. About 43% of units are single-family detached homes, about 9% are townhomes, and about 34% sit in buildings with 20 or more units. That is why the scenarios below include a high-rise condo unit, not just houses.

Each scenario is priced from the Verified tables. Pick the closest one, then send real measurements for a written quote.

    • 1970s-80s single-family home: mostly tall single hung bedroom windows, small bath windows, one patio slider and a picture window.
    • Townhome or villa: fewer, mid-size windows and one sliding door to a small patio.
    • High-rise condo unit: wide sliding doors to balconies plus large fixed and roller windows.
    • Larger home in a gated or club community: wide sliders to the pool deck and more fixed glass.

What changes the price of a Boca Raton project

Size is the biggest driver: price climbs with glass area. Measure the rough opening, not the old glass.

Door count comes next. A single sliding glass door often costs as much as several windows. In Boca Raton's condo towers and pool-deck homes, sliders can make up most of the project total.

Changing an opening's size changes the paperwork, and the cost. Boca Raton's checklist says an altered opening goes back to structural review and needs the standard submittal, adding a window and door schedule, product approvals, a windload design form, plans and a location sketch. Keeping existing sizes keeps a project simpler.

    • Brand and product line: ESW and Mr. Glass price differently by type, as the tables show. PGT is also available by quote.
    • Glass and color: tinted, low-E or bronze glass and non-white frames change the price from the white, clear baseline shown here.
    • HOA or condo specs: an association may require a set frame color, glass tint or style, which can rule out the lowest-priced option.
    • Historic districts: in Old Floresta and Pearl City, window replacement needs a Certificate of Appropriateness from the Historic Preservation Board, and the look you must match can affect product choice.
    • Stock vs. factory order: in-stock units ship faster; custom factory orders typically take 4–8 weeks.

Permit and approval costs to budget for in Boca Raton

Permit fees are separate from window prices, and they depend on your project type and who issues your permit.

First, confirm your jurisdiction. The City of Boca Raton warns that a Boca Raton mailing address does not always mean you are inside city limits. West Boca Raton, Boca West and Sandalfoot Cove are unincorporated, and western ZIP codes such as 33434, 33496 and 33498 include large unincorporated areas. Those homes go through Palm Beach County, not the city. The city's residency map tells you which applies.

    • Same-size replacement on a single-family home: the city's Over the Counter window, door and shutter permit applies, and the full permit balance is due at submittal.
    • Altered openings: the city collects an initial deposit of 1% of contract value up front, with the balance due at issuance.
    • Notice of Commencement: the city requires a recorded, certified Notice of Commencement on building permits above a set contract value. Recording it has its own cost.
    • Re-inspection fees: inspections can fail if product approval copies are not on site or field work has deficiencies.
    • The city publishes a Permit Fee Estimator and a User Fee Schedule so you can estimate the fee before you apply.

What the Boca Raton price tables do not include

The Verified prices are for the window or door unit only. Plan for these items on top of the table totals:

    • Florida sales tax
    • Removal of old windows and installation labor
    • Permit fees, Notice of Commencement recording and any re-inspection fees
    • Structural or engineering work for openings that change size
    • Delivery to your home or condo building, including any loading-dock or elevator scheduling a tower requires
    • Stucco, drywall, trim or paint repair around the openings

How to turn these numbers into a firm Boca Raton quote

    1. Check your jurisdiction. Use the city's residency map to see whether your address is in the City of Boca Raton or unincorporated Palm Beach County.
    2. Count and measure every opening. List each window and door with width, height and type. Note any opening you want to make larger or smaller.
    3. Get your association's rules. Ask your HOA or condo board for its window spec. If you are in Old Floresta or Pearl City, plan for the Historic Preservation Board, which meets monthly with a deadline three weeks before each meeting.
    4. Send it to us. Call (754) 303-7130 or send your list online. We match each opening to an approved ESW, Mr. Glass or PGT product and return a written quote.

    Boca Raton price questions

Do I have to pay for Miami-Dade NOA products in Boca Raton?

No. Boca Raton's window, door and shutter affidavit accepts either a Florida Product Approval or a Miami-Dade NOA. Because the city is in Palm Beach County, outside the HVHZ, you can compare Florida-approved product lines too. Each product still needs an approval rated for your opening size and the city's 170 mph single-family wind velocity.

Why do Boca Raton condo projects cost more per unit than houses?

Mostly because of sliding doors. About 34% of Boca Raton's housing units sit in buildings with 20 or more units, and those units often have wide balcony sliders. A single slider can cost as much as several windows. Association specs and building delivery logistics can add to the total as well.

Does my West Boca address change what I pay for the permit?

It can. Many Boca Raton mailing addresses, including West Boca Raton, Boca West and Sandalfoot Cove, are in unincorporated Palm Beach County. Those permits go through the county, not the city, under county fees and wind maps. Check the city's residency map before budgeting permit costs.

Will enlarging a window opening raise the cost of my Boca Raton project?

Yes. The city sends altered openings back to structural review using the standard submittal, which adds a windload design form, plans, a location sketch and product approvals. It also collects a deposit of 1% of contract value up front. Keeping existing sizes usually keeps the job simpler and cheaper.

Are prices different in Old Floresta or Pearl City?

The product prices in the tables are the same, but the project can cost more. Window replacement in these historic districts needs a Certificate of Appropriateness from the Historic Preservation Board. Matching the required look may rule out a basic product, and the board's monthly schedule adds time to plan for.

Can impact windows help with insurance on my Boca Raton home?

After installation and final inspection, a wind mitigation inspection on form OIR-B1-1802 can document your opening protection for your insurer. Savings depend on your policy and carrier, so ask your agent.
